The place was clean and staff was nice and affable. Booked a double room with shared terrace. The hotel was in the central setting to the centre of Munich. I had coffee at The Rhododendron Cafe, located within 10 minutes walk.

Clean, free parking, big comfy bed
Request room on back of hotel. Lots of traffic noise from busy street on front. Beware of slopping ceiling, easy to bang into when walking around the bed

I have found my new "favourite hotel" in Munich. The reception in the family run small house is very friendly. "Reception" literally means "reception", and here I really feel accepted. The furniture is not luxurious, but everything necessary is there and very clean, even a small refrigerator. I knew the good breakfast from a previous stay, but this time I could not use it (and did not have to pay for it). The hotel has only a few parking places of its own, which are always quickly occupied. But in the house there is a bio shop on the ground floor, whose free parking spaces can be used overnight. The house is easy to reach by public transport (two bus lines), one bus line goes directly to the train station Muenchen-Pasing. Extra tip: The house does not have a restaurant, but there is a home-style inn directly opposite, and the chef in the "Limoncello" about 500 meters along Verdistrasse towards Innenstand really knows his trade.
The house is located on an important road and is therefore easily accessible from the end of the A8 in Munich-West. Unfortunately, the rooms facing the street are a bit noisy. This time I booked a room facing the garden side, and they are really quiet.

Good breakfast, there is a garage, the heating worked well. There was a large shared terrace (good for smokers).
We booked a triple room, but were actually allocated a double room with a spare bed.The room was way too small for three people and not very clean. The minibar was empty and there was no tea/coffee making facilities. All in all, quite basic accommodation.
